Allen grew up mostly through the 1990s and 2000s, which gives it that settled, family-suburb feel and, importantly for us, a lot of mature trees. Those trees are part of what makes Allen a great place to live, and they also mean more shade, more moisture held against surfaces, and more of the algae and black streaking that shade encourages.
You see it on north-facing roofs and the shaded sides of brick and siding, where a green or black film takes hold and a garden hose does nothing. That is soft-wash territory.
